Walks and Pads Around the House

Walkways and cart pads are the small concrete jobs that make a home in The Villages easier to live in. A front walk that has tilted or lifted at a joint becomes a trip edge. A side yard with no path turns to mud on the way to the lanai after a summer storm. A golf cart parked on grass, or bins rolled across the lawn, wear ruts that never grow back. With a community where Wikipedia puts the 2020 median age at 73.2, level, even walking surfaces are not a luxury. We pour new walks and paths, replace broken ones, and add pads where they are needed.

Walkways

Front walks. From the driveway to the front door, usually 3 to 4 feet wide. If the existing walk has heaved or sunk at a joint, we lift or replace that section so the surfaces line up again.

Side paths. Down the side yard to the lanai, the cart garage or the AC units. These keep you off wet grass and give a firm surface for a wheelbarrow or a wheelchair.

Wider walks. Widening a narrow walk for a walker, a wheelchair or two people side by side is a common request. HomeGuide's sidewalk guide puts most walkways at 4 to 6 inches thick, and we keep the slope gentle and the surface textured for grip.

Where a step is needed, we keep risers even and consider a ramped walk instead if the grade allows.

Pads

  • Golf cart pads: a parking spot by the house or next to the cart garage, thick enough for the cart's weight and sloped to drain.
  • Trash and recycling pads: a hard spot beside the garage so bins are not dragged across grass.
  • AC and generator pads: level pads for equipment, sized to the unit and its clearance.
  • Side parking pads: a spot next to the driveway for a guest or a second cart.

Every pad and path is an exterior change, so it goes to the Architectural Review Committee. The free application asks for a sketch with dimensions and the distance to each property line, and side yards are often narrow with easements along the line. We measure carefully and draw it up.

Built on sand that will not wash out

Small slabs fail the same way big ones do. A downspout that dumps onto the end of a walk, or a sprinkler that soaks one edge every morning, will wash the sand out from under it in a few seasons. We compact the base, keep the top of the slab just above the soil so water runs off, and point water sources away before we pour. On side paths that carry runoff between houses, we look at where that water goes in a heavy storm, since Leesburg's climate normals show nearly 7 inches of rain in June alone.

After the pour

Walk on a new path after a day or two. Keep golf carts off a new cart pad for about a week, the same as HomeGuide's 7 to 10 day guide for light vehicles on a driveway. Call (352) 706-8874 to set up a visit.

Walkways & Cart Pads Questions

How wide should a front walk be?

Three feet is the usual minimum and four feet is more comfortable for two people or a walker. If you use or expect to use a wheelchair, wider is better, with a gentle slope.

Do I need ARC approval for a cart pad or side path?

Yes, a new pad or path is an exterior alteration. The free application asks for a sketch with dimensions and distances to the property lines, which we prepare.

How thick should a golf cart pad be?

We pour cart pads at driveway thickness, at least 4 inches, which HomeGuide gives as the minimum for cars. That covers a loaded cart with room to spare.

Can a raised walk joint be fixed without replacing the walk?

Sometimes. A sunken section can often be lifted, and a slightly raised edge can be ground down. A section that is broken or pushed up badly is usually replaced.
