Eustis Concrete, Permitted the City's Way
Eustis calls itself America's Hometown, and concrete contractors who work here need to know the city's permit packet as well as the neighborhoods. Eustis sits on the eastern shore of Lake Eustis, part of the Harris Chain of Lakes, about 35 miles northwest of Orlando. It was established in 1883 and is named after Colonel Abraham Eustis. The city grew from 18,558 residents in 2010 to 23,189 in 2020, and the 2020 census counted 10,382 housing units. We pour driveways, patios, walks and slabs, and we repair concrete that has cracked or settled.
What the city's driveway and patio packet asks for
The City of Eustis publishes a driveway and patio permit packet. It says a permit must be obtained before any development activity on a property, and that work must meet the Florida Building Code, 2023 8th Edition. Incomplete applications are not accepted. The packet asks for a notarized application, a copy of the signed contract, proof of ownership, three copies of a site plan drawn to scale, and a detail drawing showing the layout, thickness, reinforcement and psi of the concrete. When a contractor does the work, the packet also asks for the contractor's state license and a liability insurance certificate naming the City of Eustis.
For work over $2,500, a Notice of Commencement has to be signed, recorded and posted on the job site before the first inspection. The permit becomes invalid if an inspection is not requested within 180 days, or if more than 6 months pass between inspections. If the lot is in a floodplain, the site plan needs the base flood elevation.
How we handle the paperwork
We draw the site plan and the concrete detail for you, with the slab's dimensions, thickness, reinforcement and mix strength. That detail is also our build plan, so what the city approves is exactly what we pour. We schedule inspections inside the city's time limits and keep the job moving.
Rain, heat and an old downtown
Eustis gets about 51 inches of precipitation a year, mostly from June through September, with summer highs in the low 90s. That is a lot of water to manage on a patio or driveway. We grade every slab so it drains away from the house, and in summer we pour early and keep fresh concrete from drying too fast.
The Eustis Commercial Historic District, listed on the National Register, includes City Hall, built from 1923 to 1927, along with the McClelland and Iron Block buildings. Ferran Park on the lakefront dates to 1913. Homes near downtown are often older, with walks and steps that have been patched for decades. We replace failed sections cleanly and match the finish where we can.
