Mount Dora Concrete on a Lakeside Plateau

Mount Dora is not flat, and concrete contractors who work here plan for grade changes most Central Florida towns never see. Wikipedia says the town sits on a plateau about 184 feet above sea level, slightly more than 100 feet above the lakes, and downtown overlooks Lake Dora, Lake Gertrude and Lake Beauclair. The town grew from 12,370 residents in 2010 to 16,341 in 2020, a 32.1 percent increase, and the 2020 census counted 8,330 housing units. We pour driveways, patios, walks, steps and slabs, and we repair concrete that has cracked, shifted or settled.

Hills, steps and runoff

A town 100 feet above its lakes has a lot of sloped lots and streets that drop toward the water. On those properties, concrete has to deal with gravity. Water picks up speed on a sloped driveway and can undercut its edges and the yard below. Walks that climb a hill may need steps or landings. Patios on a slope need one side built up and compacted carefully. We plan grade, traction and drainage together, and we place joints where the slab is most likely to want to crack.

Inside the historic district

The Mount Dora Historic District was added to the National Register of Historic Places on October 1, 2009. It is roughly bounded by 3rd Avenue, 11th Avenue, Clayton Street and Helen Street, and the John P. Donnelly House, home of the town's first mayor, is on the National Register too. On these older homes, front walks and steps are part of the street view, so we talk through finish, color and edges before forming. We often replace a cracked walk or a failed stoop while keeping the look of the house. If your property is in the district, we check with the city on any review that applies before we start.

A long local history

David Simpson and his family settled the area in 1874, and a post office opened in 1883, the same year the town was renamed after Lake Dora. Mount Dora received its charter in 1910, when it had 371 residents, with John Philip Donnelly as first mayor. Homes span more than a century, from the historic district to newer subdivisions on the edges of town. Each era brings its own concrete: narrow old walks and steps near downtown, and wide driveways and patios in newer areas.

Roads and permits

US 441 runs through Mount Dora, about 5 miles west to Tavares and 25 miles to Orlando, and the town is the western end of State Road 46. Inside city limits, permits go through the City of Mount Dora; driveways that connect to state or county roads may need those agencies' approval as well. We confirm the requirements for your address.

Mount Dora Questions

My Mount Dora driveway is steep. What can you do?

We plan the slope, use a textured finish for traction, and give runoff a controlled path off the slab so it does not undercut the edges.

Can you replace a walk on a historic district home?

Yes. We talk through finish, color and edges so the new walk fits the house, and we check with the city on any review that applies in the district.

Do I need a permit for concrete in Mount Dora?

Inside city limits, permits go through the City of Mount Dora, and driveways onto state or county roads may need their approval too. We confirm before we schedule.
