Pool Decks for Hot Afternoons and Wet Feet
Pool decks in The Villages get the hardest use of any concrete on the lot. They sit in full sun, get splashed every day, and carry bare feet that want grip, not a slick or scorching surface. Pool additions are listed by the District Government among the exterior changes that need Architectural Review approval, and many homes already have a pool inside a screen enclosure where the deck has cracked, faded or started to peel. We pour new decks, extend existing ones, and resurface decks that are worn but sound.
New deck, extension or resurfacing
New deck. Around a new pool, or where an old deck has to come out, we pour a full deck sloped away from the pool edge to drains or the yard.
Extension. Adding room for loungers or a table usually means tying a new section into the existing deck with dowels, then coating both so they match.
Resurfacing. If the deck is structurally sound and the problem is the surface (fading, hairline cracks, worn texture, a peeling old coating), a new textured coating is the lower-cost route. HomeGuide's resurfacing guide gives 8 to 15 years for a resurfaced surface before it needs attention again, and it says to replace instead when there are large cracks, crumbling or structural problems.
Heat, water and grip
Leesburg's July average high is 91.1 degrees in the area's climate normals. Bare concrete in that sun gets hot, and dark finishes get hotter. Light-colored, textured coatings are common on Florida pool decks for that reason, and textured finishes give better grip when wet than a smooth trowel finish. HomeGuide lists Kool Deck, a long-used cool deck coating, at about $4 a square foot.
Water is the other issue. A deck has to slope away from the pool so splash and rain do not run back in, and away from the house and screen footings. Where a deck has settled toward the pool or the house, resurfacing alone will not fix the slope, and that section may need lifting or replacing first.
Working inside a screen enclosure
Most pool decks here sit under a birdcage. That changes how we work: concrete may have to be pumped or wheeled in through a screen door, the screen frame footings have to be protected, and the pool itself has to be covered or kept clean while we cut, pour and coat. We plan access on the first visit and price it on the quote, since it can be a real share of the cost on a lanai that a truck cannot reach.
If the pool is new, or the deck size or color changes, the ARC application comes first. We draw the deck on the sketch with its dimensions and distances to the property lines.
Care after the work
Keep pool chemicals and salt-water splash off a fresh coating until it has cured. Rinse the deck now and then, keep leaves from sitting in wet piles, and look at the joint between the deck and the pool coping each year, since that is where water gets underneath first. Pool Decks Questions
Should I resurface or replace my pool deck?
Resurface if the concrete is sound and the problem is the surface. HomeGuide's resurfacing guide says to replace instead when there are large cracks, crumbling, spalling or structural problems. Settled sections that drain toward the pool need lifting or replacing first.
What keeps a pool deck cooler?
Light colors and textured coatings stay cooler than dark or bare surfaces in direct sun. HomeGuide lists Kool Deck, a common cool deck coating, at about $4 a square foot.
Is concrete cheaper than pavers for a pool deck?
HomeGuide's pool deck guide lists plain poured concrete at $5 to $15 a square foot and pavers at $10 to $17. Stamped concrete, at $8 to $19, overlaps with pavers.
Do I need ARC approval for pool deck work?
A pool addition is on the committee list of changes that need approval, and changing the deck size or color generally counts as an exterior alteration too. We draw the sketch for the application.
